
At 101 Collins Street, we care about the impact of our building on the environment. As part of our mission to be the ‘best building in the best part of the city’, we incorporate sustainability principles into the way we manage 101 Collins Street.
With active engagement from our owners and our tenants, we have developed and actioned a robust range of initiatives to improve the way we use water, energy and recycle waste at 101 Collins Street.
To support tenant-focused recycling programs, 101 Collins Street has implemented a waste management and recycling program, and installed infrastructure to assist with waste separation – so that everyone’s efforts are rewarded with less waste going to landfill. As a result, the volume of materials recycled from within the building continues to rise.
Over a two-year period water use at 101 Collins Street has dropped by 22 per cent. Initiatives include capturing and recycling rainwater for our water features and installing dual flush toilets, water-efficient showerheads and flow control valves on basin taps.
In September 2011, 101 Collins Street acheived a 3.0 star NABERS Water rating.
101 Collins Street is committed to reducing energy use in lighting, lift operations and in our heating, ventilation and air conditioning systems. We also actively involve our tenants in energy reduction initiatives to help achieve our goal for the whole of the building.
To date we have achieved a 30 per cent reduction in base building energy consumption through initiatives such as the installation of T5 dimmable lights, motion sensor activated lighting, variable speed drives, load shed control, set point modifications, improved control strategies and upgrading of plant and equipment to more efficient designs (incl. chillers, lightfittings and motors).
Other sustainability initiatives include expanding the bike cage area so that more people can ride to work, hosting workshops on sustainable work practices for our tenants, and investigating alternative energy sources for the building.
In September 2011. 101 Collins Street achieved a 4.5 star NABERS Energy base building rating. At the time of the September 2011 rating, 101 Collins Street was using 45.0% Green Power. Without Green Power the building would be 3.5 Star NABERS Energy. 101 Collins Street currently uses 30.0% Green Power.

Green Building Fund
In 2009, 101 Collins Street was successful in its application for a Green Building Fund grant from the Department of Innovation, Industry, Science and Research (AusIndustry). The $500,000 grant and a significant contribution by the property owners were applied to further sustainability improvements in the areas of:
- Replacing the main chiller at 101 Collins Street and with that replacement; upgrades to metering, improvements to chiller sequencing and adjustments to condensor water temperatures.
- Upgrading the lighting and controls for the base building foyer and lobby.
- Installing motion sensing controls to the carpark areas.
The abovementioned Green Building Fund projects are designed to deliver significant greenhouse reductions (1,798 tCO2-e per annum). The projects are now completed and measurements against this goal are underway.
